Insurance and Information Services, LLC is a management company
that marshals resources to provide its unit owners with an array
of fee-producing
property and casualty insurance products.
AIIS
is able to offer consumers the broadest possible selection of
coverage and carriers utilizing one of the oldest, most respected,
and largest capacity general agencies in Florida; Wyman, Green and
Blalock, Inc. By operating agreement, Wyman, Green and Blalock
performs all underwriting, processing, and accounting functions
for AIIS, and earns half of its revenue payable for personal lines
products referred through AIIS.
AIIS,
in turn, pays
half of its earned revenue to referring unit owners on
non-RESPA related insurance products. RESPA related products
include first year homeowners, flood and windstorm coverage
written in connection with federally related mortgage loan
transactions. Revenue earned on RESPA products are paid into the
general operating funds of AIIS, and after expenses and taxes are
met, are distributed equally among unit owners. Renewal premiums
on these products are not subject to RESPA, and are therefore fully credited to the capital account of the
AIIS unit owners.
AIIS
unit owners can also earn additional profits on the sale
of additional personal lines coverage to their referral base, as
well as their own business related coverage. Significant profits
may be earned through referrals of commercial coverage, utilizing
top providers such as CNA, Hartford, Zurich, and AutoOwners.
Unit
owners who actively manage their involvement in marketing general
lines products may earn meaningful
returns on their investment in AIIS.
This baseline performance of any company can be
dramatically enhanced with AIIS income depending upon unit volumes
and capture ratios, which are unit owner specific.
In
keeping with its mission of providing a positive
contribution to the core economics of its unit owner,
AIIS continues to seek
resources for profitable real estate settlement service related
products, including renewable
consumer services and post-closing mortgage related services.
